This is *the* trickiest part of selling your home, and the part for which you *most* need a real estate professional’s advice.
- If you overprice your house you deter potential buyers. You may end up needing a price drop, which can raise red flags. It’s also likely to sit on the market longer.
- If you underprice your house you could leave money on the table, which nobody wants! Buyers might also assume something is wrong with your house.
- Pricing your home correctly makes it more likely to sell quickly, for above asking price, with possible multiple offers!
So here are my tips for pricing your home correctly, no matter what the market is doing:
Look at the competition. Look at (and walk through if you can!) other houses similar to yours in your market. What upgrades do they have that your house doesn’t, or vice versa? Are other comparable houses sitting on the market? Which ones are selling quickly?
Determine your priorities. Do you need to sell quickly? Or is making the most money on your house sale the priority? Of course, ideally we would sell your home quickly AND for the most money, but whichever one of those is more important will determine your pricing strategy.
Look at the calendar. The time of year you sell your house can have a huge impact on the experience of selling it. Keep that in mind as well.
Be honest with yourself. Every homeowner I’ve ever worked with has looked at their house with rose-colored glasses. If you’re not honest with yourself about your house’s flaws, it’ll make it harder to sell.
Trust the professionals. Your real estate agent will know how to price your home. Trust them, and work together to price the home.
